{"id":16461,"date":"2024-04-30T09:34:03","date_gmt":"2024-04-30T09:34:03","guid":{"rendered":"https:\/\/www.glos.ac.uk\/information\/?post_type=ht_kb&#038;p=16461"},"modified":"2024-08-19T14:18:54","modified_gmt":"2024-08-19T14:18:54","slug":"deposits","status":"publish","type":"ht_kb","link":"https:\/\/www.glos.ac.uk\/information\/knowledge-base\/private-housing-guide\/deposits\/","title":{"rendered":"Deposits"},"content":{"rendered":"\n<p>Your landlord must put your deposit in a government-approved tenancy deposit scheme (TDP&nbsp;<a href=\"https:\/\/www.gov.uk\/tenancy-deposit-protection\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Tenancy Deposit Protection<\/strong><\/a>).<\/p>\n\n\n\n<p><strong>Landlords or agents must protect your deposit within 30 days of receipt of the money<\/strong> in an authorised scheme and give you written information about the scheme.&nbsp;Deposits must stay protected for the whole tenancy agreement for each tenant.&nbsp;<\/p>\n\n\n\n<p>A deposit paid by joint tenants is usually protected as a single deposit. The scheme can ask for a&nbsp;lead tenant to be chosen, the lead&nbsp; tenant will be the named contact when this happens. The lead tenant is the person who the scheme will contact when the tenancy ends.&nbsp;If this is the case, ensure you have this person\u2019s contact details.&nbsp;It is always worth asking the landlord if they would agree to protect each share of the deposit separately.<\/p>\n\n\n\n<p>At the end of the tenancy agreement, <strong>your landlord must return your deposit, minus any agreed charges.&nbsp; however, if you are part time, you will be liable to pay the bill.&nbsp; If you are the only non or part time student in the property, you maybe entitled to a discount on the total bill.<\/p>\n\n\n\n<p>If you have an adult within the property that is\u00a0<strong>not<\/strong>\u00a0a full-time student, they may be liable for Council Tax as well; You might be asked for either a:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Passport or immigration document<\/li>\n\n\n\n<li class=\"\">\u2018share code\u2019 which lets someone check your immigration status online.\u00a0 Landlords are not allowed to check your documents over video calls or accept scanned copies.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"heading wp-block-heading\">What does this mean?<\/h3>\n\n\n\n<p>You have the &#8216;right to rent&#8217;
