Stronger Tenancy Agreements<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">All tenancies will move to a <strong>single system of periodic tenancies<\/strong> (no fixed-term contracts in the traditional sense)<\/li>\n\n\n\n<li class=\"\">You can leave with proper notice (usually 2 months), giving you more flexibility<\/li>\n<\/ul>\n\n\n\n<p>You won\u2019t be locked into long contracts that don\u2019t match the academic year &#8211; but you\u2019ll need to plan notice periods carefully.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">2.  Limits on Rent Increases<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Rent increases will be limited to <strong>once per year<\/strong><\/li>\n\n\n\n<li class=\"\">They must reflect <strong>market rates<\/strong> and can be challenged if unfair<\/li>\n<\/ul>\n\n\n\n<p>Tip: If your landlord raises rent a lot, you can challenge it through a tribunal.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">3.  Better Living Standards<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Landlords must fix hazards like damp, mould, or unsafe wiring more quickly<\/li>\n\n\n\n<li class=\"\">A new \u201cDecent Homes Standard\u201d will apply to private rentals<\/li>\n<\/ul>\n\n\n\n<p>For students: If your house is freezing, mouldy, or unsafe, you\u2019ll have stronger grounds to demand repairs.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">4.  Easier to Keep Pets<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Tenants will have the right to request a pet<\/li>\n\n\n\n<li class=\"\">Landlords can\u2019t unreasonably refuse (though they may require insurance)<\/li>\n<\/ul>\n\n\n\n<p>Good news if you\u2019ve ever wanted a pet at uni &#8211; but expect some conditions.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">5.  No More \u201cNo-Fault\u201d Evictions<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Landlords will no longer be able to evict you without giving a valid reason (ending \u201cSection 21\u201d evictions)<\/li>\n\n\n\n<li class=\"\">This means more <strong>security<\/strong> &#8211; you can\u2019t be asked to leave suddenly without cause<\/li>\n<\/ul>\n\n\n\n<p>For students: This is especially helpful if you\u2019re renting during term time and worried about being forced out mid-year.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">6. Rent must be paid monthly (not termly)<\/h2>\n\n\n\n<p>Under the new law, <strong>rent periods can\u2019t be longer than one month<\/strong>. This means:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">No more paying <strong>termly (every 3\u20134 months)<\/strong><\/li>\n\n\n\n<li class=\"\">No more paying <strong>6 or 12 months upfront<\/strong><\/li>\n\n\n\n<li class=\"\">Rent is typically paid <strong>monthly by default<\/strong><\/li>\n<\/ul>\n\n\n\n<p>This is a big change because student housing traditionally required large upfront or termly payments.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">7.  You can only be asked for 1 month upfront<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Landlords can ask for <strong>a maximum of one month\u2019s rent in advance<\/strong>.<\/li>\n\n\n\n<li class=\"\">They <strong>cannot demand multiple months upfront anymore<\/strong>.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:5px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>For students:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">This makes renting <strong>more affordable at the start<\/strong><\/li>\n\n\n\n<li class=\"\">But landlords may ask for a <strong>guarantor instead<\/strong> (very common now)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"heading wp-block-heading\">8.  You pay on a fixed monthly due date<\/h2>\n\n\n\n<p>Once your tenancy starts:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Rent is due on a <strong>set date each month<\/strong> (eg the 1st)<\/li>\n\n\n\n<li class=\"\">Landlords <strong>can\u2019t force you to pay earlier than that date<\/strong><\/li>\n<\/ul>\n\n\n\n<p>You can choose to pay early, but they can\u2019t require it.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">9.  Tenancies are \u201crolling\u201d monthly<\/h2>\n\n\n\n<p>All student tenancies become <strong>monthly rolling (periodic)<\/strong> instead of fixed 12-month contracts.<\/p>\n\n\n\n<p>Your rent is linked to this cycle:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">You pay <strong>month-by-month<\/strong><\/li>\n\n\n\n<li class=\"\">You can leave with <strong>2 months\u2019 notice<\/strong>, but must keep paying during that time<\/li>\n<\/ul>\n\n\n\n<p>Example: If you give notice in April \u2192 you still pay rent for May + June.<\/p>\n\n\n\n<h2 class=\"heading wp-block-heading\">10. What this means in real life (student example)<\/h2>\n\n\n\n<p>Old system:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Pay \u00a31,500\u2013\u00a34,000 upfront (termly or more)<\/li>\n\n\n\n<li class=\"\">Locked into a 12-month contract<\/li>\n<\/ul>\n\n\n\n<div style=\"height:5px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>New system:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Pay \u00a3500\/month (example)<\/li>\n\n\n\n<li class=\"\">Pay as you go each month<\/li>\n\n\n\n<li class=\"\">Can leave earlier (with notice)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"heading wp-block-heading\">11. Fairer Treatment<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Landlords cannot discriminate against tenants on benefits or with children<\/li>\n\n\n\n<li class=\"\">This helps ensure fair access to housing<\/li>\n<\/ul>\n\n\n\n<h2 class=\"heading wp-block-heading\">12.
